Northeast Valley

Gainey Ranch is on 642 acres, a gated community with a 27-hole golf course designed by Benz-Polette, a pool and spa, 7 tennis courts and a clubhouse. It is lushly vegetated, professionally landscaped with condominiums and single family homes in all price ranges. Located near Scottsdale Ranch and McCormick Ranch, built in the early '90s, this is an exclusive community. Condominiums from $529,000 to $700,000. Homes ranging from the $1,595,000 to $2,550,000.

McCormick Ranch is Scottsdale's first masterplanned community on 4200 acres, designed to take advantage of the land's natural beauty. There are 9 miles of walking, hiking and biking trails that meander around the golf courses and many lakes and streams. It has shopping centers, office park areas, schools and churches, all within walking distance of the small residential villages. Built in the '70s and '80s, now with mature trees, this is a much sought after, established, upscale community. Homes range from $825,000 to $1,250,000. Here's a brief history of McCormick Ranch.

Scottsdale Country Club and Scottsdale Ranch are two similar and adjacent masterplanned communities that are lushly vegetated and professionally landscaped with townhomes and single family homes in various price ranges and with golf courses and lakes, greenbelts and parks. Adjacent to, and built at the same time as McCormick Ranch, homes range from $500,000 to $1,450,000.

Fountain Hills.Fountain Hills has grown from a sleepy community of about 3,000 to about 22,900. High and rolling hills offer views and vistas from most homes. Homes range from $334,900 to $2,750,000.

SunRidge Canyon, envisioned by two of the Valley's largest residential developers, has broken ground on Sun Ridge Canyon, a 942-acre masterplanned community with up to 1100 homes. The development includes the 18-hole championship-length Sun Ridge Canyon Golf course. More than 38% will be retained as open desert space, and 23% for the desert golf course. Plans are to build small parks throughout the development, connected by a trail system for walkers and runners. Nestled right up against the McDowell Mountains, "it is just an elegant piece of dirt." the developer says. There will be a total of 12,060 acres with smaller gated communities. Custom home neighborhoods are also abundant in Fountain Hills, located near Mayo Clinic and Scottsdale Mountain. Homes in SunRidge range from the $530,000 to the $1,700,000.

Tatum Ranch is a 1,400 acre masterplanned community. Built in the early 1990's, it is now a mature, vital community in a lush high desert, with a 18-hole championship golf course, neighborhood parks, biking, jogging, and equestrian trails. Homes range from $350,000 to the $900,000.

McDowell Mountain Ranch is on 3200 acres, nestled against the beautiful McDowell Mountains; on prized, lushly vegetated desert land with spectacular city night views. The developer opened over two miles of lighted pathways through the beautiful desert landscape, connecting a five-acre community park and clubhouse. The City and School District of Scottsdale have built a new library and middle-school. Homes are priced from $450,000 to $1,275,000, many on the mountain preserve. It offers a fun family lifestyle, with a system of hiking trails, and access to the mountain preserve through desert corridors.

Eagle Mountain, if you've lived in the Valley any length of time, you probably have stopped to "ooh" and "aah" at the scenic overlook on Shea Blvd. as you enter Fountain Hills. It's quite a sight, with mountain and desert vistas that span some 50 miles. It's also a pleasant reminder that sometimes you don't have to go very far, to be far away. Only 45 minutes from downtown Phoenix and right next door to Scottsdale. The 18-hole golf course weaves through the rugged mountain terrain. Homes range from $599,000 to $1,750,000.

Grayhawk, nestled among 1,600 acres of striking desert vegetation between Scottsdale and Pima roads, is a place where homeowners have many choices. Comprised of the Park, (a 497-acre neighborhood), and The Retreat, (a 539-acre, resort-style neighborhood). Grayhawk is two distinct, but interconnected neighborhoods, each with its own particular style, price ranges and amenities. Grayhawk also features two world-class daily-fee golf courses. A resort is also proposed for the future to include: a tennis and wellness center, special retail, and vacation ownership villas. Homes range from the mid $510,000 to $1,118,000.

Desert Highlands is set against a backdrop of the McDowell Mountains, on 850 acres; this gated community of upscale homes has an 18-hole Jack Nicklaus designed golf course meandering through the community of homes. There is a pool, spa and 7 tennis courts. Homes range from $560,000 to $10,900,00.

Desert Mountain is on 8,000 acres with a 36-hole golf course designed by Jack Nicklaus. This community is linked by a recreational trail system, and has a golf practice facility. It has garden homes and semi-custom luxury homes. Homes range from $830,000 to $10,950,000.

Estancia is a luxury masterplanned community that hugs Pinnacle Peak. The 640-acre property which includes the towering natural landmark, houses only about 350 dwellings. This includes 200 1-acre or larger lots and about 150 villas on one-third-acre lots. The homes are priced from $1,399,000 to $7,595,000. Estancia features an 18-hole, member-owned golf course with a 325-member limit.

Troon North As a property owner, complimentary Resident Membership in its top-rated golf club is included with the purchase. Homes range from $509,000 to $1,595,000.

Troon Village is set on 1,914 densely vegetated Saguaro-studded desert land, it has an 18-hole golf course, clubhouse, pool and 3 tennis courts. Homes range from $519,900 to $3,695,000.

Terravita is situated in majestic mountains and striking desert vistas. Lush green fairways. Spectacular setting is in the high Sonoran desert. World-class amenities include a guard-gated entry, championship golf, clubhouse, swim and tennis center, 15 single family home plans with price ranges of $399,000 to $985,000.

Boulders is located just before Carefree and is world-known for its unique hills of boulders perched in spectacular fashion, formed eons ago. The homes and 36-hole golf course meander in and out of the hills. There is a clubhouse, 2 pools, 2 spas, and 6 tennis courts. Fashionable shops including the unusual El Pedregal are nearby. Homes range from $725,000 to $2,650,000.
